The 1924 wood frame structure epitomizes the endurance of small spaces. At 500 SF, the little house is infinitely useful and has served as a starter home for small families, a cottage for retired and elderly, and rental for countless residents for over 90 years. The 3-room structure was sold as a tear-down but has since undergone a complete rehabilitation. The practical beauty of small structures is that they require us to think carefully about what we accumulate, but they also ensure that maintenance and operations will always be manageable. Noted for its creative economy of space and responsiveness to site, 1302 and 1302a were included in the 2009 Rice Design Alliance Small Houses X9 annual architecture tour, and is included in the AIA Houston Architectural Guide, Third Edition. 1302 is also a 2010 Preservation Houston Good Brick Award winner.
